Warren sits on the Allegheny River in the middle of some of the heaviest snow country in Pennsylvania, and the combination produces the two loss patterns we see most: winter pipe failures and snow-load roof problems.
The freeze problem here is more severe than anywhere along the lakeshore. A ceiling stain appeared but there is no rain. Why?
Ice dam, almost certainly. Snow melts against a warm roof deck, runs to the cold eave, refreezes, and dams. Water backs up under the shingles while melt is running, then stops. The stain shows later as it works through the ceiling, so the water has usually been in the assembly a while.
Will insurance cover ice dam damage?
Sudden interior water damage from an ice dam frequently is covered. Removing the ice, or fixing the insulation and ventilation problem that caused it, generally is not. Documentation of cause decides it, which is why we photograph and take readings before opening anything.
