Newer houses fail in newer ways
Fairview has grown steadily with newer residential construction, which changes the failure pattern considerably compared to the older parts of the county. Less clay lateral and stone foundation, more PEX and copper supply runs, more finished square footage below grade, and more crawl spaces than people expect.
The crawl space is the one that produces the mold calls. A crawl with bare soil and inadequate ventilation puts a constant moisture load into the framing above it, and the first sign is usually a musty smell in the room over it rather than anything visible. By the time growth is visible on the joists, it has typically been developing for a year or more.
The water calls skew toward supply-side failures — a split line in an unheated garage or bonus room over a garage, a water heater or washer connection letting go, a burst line in an exterior wall on the exposed west elevation. Fairview also takes real snow load off the lake, so February ice damming along the eaves is common and shows up as a ceiling stain weeks later.

Lake plain, bluffs and ravines
Fairview sits on the lake plain, and the water table matters here more than in most of the county. Block foundations take hydrostatic pressure through the wall in a wet season even with no visible crack, and the result is a basement that is damp rather than flooded — which people tolerate for years until it becomes a mold job.
The ravine and bluff lots north of Route 20 add gravity to the problem. Surface water moves downhill toward foundations, and a downspout that discharges close to the wall delivers hundreds of gallons directly against it in a single storm.

Three things prevent most Fairview basement water: soil graded away from the foundation, downspouts extended at least six feet out, and a sump with a battery backup. None are restoration work, and all three are cheaper than one loss.
